No, this is a distinct loan product. Unlike a HELOC (Home Equity Line of Credit) with variable rates, this is a closed-end fixed-rate second mortgage. You get a lump sum at closing with predictable monthly payments.
What is CLTV?
CLTV stands for Combined Loan-to-Value. It represents the ratio of all loans secured by the property (your 1st mortgage + this new closed end second) compared to the property's value. We allow up to 90% CLTV for qualified borrowers.
Can I qualify if my home was listed recently?
Per our guidelines, properties listed for sale in the last 6 months are not eligible.
Can I do this if my 1st mortgage is Interest-Only or an ARM?
Yes, in most cases we can subordinate to an existing Interest-Only or ARM first mortgage, subject to underwriting approval.
What about investors and DSCR?
We have specific options for investors! You can qualify using the property's cash flow (DSCR) rather than personal income. Max CLTV usually capped at 70% for Non-Owner Occupied properties.
